RGP Brouillard Construction wanted to improve their real estate project on boulevard Fiset, taking into account the recommendations of municipal authorities, following the refusal of a zoning modification request by the municipality of Sorel-Tracy. The objective was to redevelop a mixed-use sector by ensuring an attractive quality of life for current and future residents, while promoting overall visual quality in the development of open spaces.

Our urban planning and infrastructure experts were commissioned to design and approve the project, which comprises four multi-family residential buildings of 10 units each, structured around a common central parking area that provides access to the buildings’ main façades. The green spaces are designed to incorporate an infiltration water management strategy, while offering attractive landscaping. The use of honeycomb pavers helps reduce heat islands and impervious surfaces. By putting forward best practices in urban planning, urban design and water management, and by offering distinctive architecture, the creation of an integrated medium-density residential project has been made possible in this revitalized sector.
