Our urban planning team contributes to a quality living environment in Sorel-Tracy

Our multidisciplinary Urban Planning team was commissioned to design and approve an integrated residential project on boulevard Fiset in Sorel-Tracy. The team put forward best practices in urban planning, urban design and water management.

Following a refusal by the municipality of Sorel-Tracy to grant a zoning amendment, Construction RGP Brouillard mandated our urban planning and infrastructure teams to help them improve their project to take into account the recommendations of municipal authorities. The result is a new project proposing an integrated medium-density residential development that will offer a quality living environment for future residents, while complying with current regulations and meeting current market needs.

Good development practice

The project aims to redevelop a mixed-use area by ensuring an attractive quality of life for current and future residents, while promoting overall visual quality in the design of the open spaces. The project calls for the construction of four 10-unit multi-dwelling units, structured around a common central parking area that provides access to the buildings’ main façades. The green spaces are designed to incorporate an infiltration water management strategy, while offering attractive landscaping. The use of honeycomb pavers helps to reduce heat islands and impervious surfaces. These best practices, combined with distinctive architecture, encourage gentle densification in this revitalizing area.
